you’ve started looking at houses on the Internet and maybe you have even
contacted a real estate agent to request more information on a couple of
those houses. But have you done your homework and what exactly does that
mean? Since price is important, one of the most important things you
need to do is find out how much house you can buy. How much money do you
really have and how much money can you really spend? Let me also say at this point that I am
talking about how much money you can comfortably spend. I have never
been a believer in spending what you don’t have and living on the ‘if come’.
Look at all the recent home buyers who are suffering because the ‘if’ did not
come. In order to know how much house
you can buy you want to meet with your financial advisor and get pre-approved
for a loan, unless of course you are paying 100% with cash. The other part of doing your homework is determining what it
is you want to buy. “I want to buy a home”, you say. Okay, but do you know
the style of house, the size of the house, the number of rooms, the location
of those rooms, etc. You would be surprised how long a list you can create,
so let’s create a list and start the process of narrowing it down. In order to do that you need to have two
lists, the first being a list of what you ‘want’, and the second being what
you ‘need’. There are many checklist forms available on the Internet to
assist you, but remember one thing, the physical structure of the property
you buy can be changed, but you cannot change the location. Real estate is
first and foremost location, location, location. Decide exactly where it is
you want to live; the town, the community, and even the street if possible.
If you have children, you will want to think about the school system and how
close you want to be to various amenities like parks and playgrounds,
shopping centers, police and fire stations or religious institutions. The idea in creating your list is to prioritize each item on
that list. If you are a couple, the best way to make a list is for each one
of you to make your own list of ‘wants’ and ‘needs’, and then when you are
done compare your lists, combine them and pare them down to one list. When
you are forced to make a choice your ‘needs’ should take precedence over your
‘wants’. It sounds like a lot of work --- and it is, but in the end it will
be worth it. It will save everyone a lot of time, including your real estate
agent. Don’t forget to include in your
list of ‘needs’ hiring an exclusive buyer agent, because only with an
exclusive buyer agent will you be certain of uncompromised uninterrupted exclusive
representation throughout the entire home purchasing process. There is no opportunity for disclosed dual
agency when working with an exclusive buyer agent. This is a
